1. Verify CGRERA registration number on the official portal.
2. Check that the plot has a clear, single-owner title.
3. Confirm diversion status (Diversion / Non-Diversion).
4. Match the government valuation against the asking rate.
5. Walk the boundaries with the seller.
6. Get all approvals, mutation papers, and tax receipts.
7. Insist on a registered sale deed, never a power-of-attorney transfer.
